Brown Patch? What the heck?

Hey West Bankers...does your yard look like this ? >>>>>>>>>

A couple of weeks ago, I noticed a small brown patch in my front yard.  Hmmm. Wonder what that is?  As the days went on, the patches began popping up all over the place.  YIKES!

So, I patiently waited for my yard guy, Tim, to come.  I have the greatest yard guy on the West Bank...he shows up on time, he does a great job, he doesn't charge me a fortune and best of all, he always gives me great advice when I get yucky brown patches in my front yard.  Sorry, but he is booked solid and not taking new customers at this time.

Anyway, his expert diagnosis was "Brown Patch".  Gee, you think?  Expert solution:  Go to (insert your favorite home improvement store here) and get some Immunox.  It comes in a bottle that attaches to the garden hose, no muss, no fuss, no mixing, and for about $15 and 15 minutes you can fix your brown patch problem yourself.  No wonder he's the greatest yard guy.

Snowing at the Teddy Bear Circus - A New Orleans Holiday House Tour

One of the great things about being a part of a Mardi Gras krewe is the fact that many of the krewes have members in common.  Some belong to multiple organizations and attend functions and fundraisers for all.  One of the board members of the Krewe of Choctaw also belongs to the Krewe of Armeinius and today he gave me a (sshhhh!) sneak preview of their upcoming event Snowing at the Teddy Bear Circus, a holiday house tour with a teddy bear theme.

Welcome to the Big Bear House

Recapturing of the beauty of the old department store windows on Canal Street, home owner Ricky Lenart and krewe member volunteers have transformed a 3 story house in Uptown New Orleans into a Teddy Bear Circus wonderland.  From the front porch to the back yard, the house is filled with over 8,500 teddy bears in all shapes and sizes, Christmas decorations, wreaths, garlands and trees.  There are animated bears sprinkled throughout the house, waving, talking and welcoming visitors.  Set to a soundtrack of seasonal tunes, the The Big Bear House (also known as 1525 Dufossat Street) is simply amazing, from the moment you pull up in front and see the lights and displays in every window of this lovely home.

Volunteers will guide visitors through each room and there are some surprises along the way...sorry, but I can't give it away!  Be sure to check out the second floor bath, which is beautiful in its own right, but just adorable filled with primping and bathing bears.  The cozy Sherlock Holmes library is filled to the brim with detective bears who may share some of their secrets with you.  Wind up your tour in the backyard and enjoy the cookies and hot chocolate waiting there.

This is a wonderful holiday event for both children and adults and will take place one weekend only, Saturday and Sunday, December 8th and 9th, from 3 pm to 7 pm.  Admission is $12 for adults and $6 for children 3-12 years old.  Group tickets are also available by contacting Charles Turberville at (504) 756-8434.

Choctaw River Parade: The End of a Tradition?

In an email from the Captain of the Krewe of Choctaw this morning, it was announced that the annual River Parade may be in jeopardy...another victim in the aftermath of Hurricane Katrina. 

Prior to the 2006 Mardi Gras season, the River Parade was held on one of the ferry boats that usually travels between Algiers and Canal Street on the Mississippi River.  A unique event, the ferry boat would cruise up and down the river, followed by the fire boats, Coast Guard and tug boats. 

Post Katrina, with no ferry boat available to use, the River Parade was moved onboard the Steamboat Natchez and Choctaw continued to hold the parade, starting from the Gretna ferry landing.  This 70 year tradition of the only krewe to hold a River Parade in the New Orleans area may, sadly, be coming to an end.

For the 2008 Carnival season, there is still no ferry boat available for the River Parade.  The Steamboat Natchez has almost doubled the price of renting the vessel for this event.  Choctaw has been dedicated to remaining a family friendly krewe and has kept their dues low to encourage participation in the West Bank Mardi Gras celebration.  This price increase by the Natchez has resulted in a budget shortfall that may mean the cancellation of this decades long tradition.  The krewe, which is a non-profit organization, has insurance coverage for docking and other fees already in place, but cannot absorb this price increase that the Steamboat Natchez blames on rising fuel and labor costs.

Selling Your Home is a Business - Run It Like One!

Jumping into the real estate market, you have basically become a business owner, trying to sell a product - in this case, your home.  Like all small business owners, you need to know about supply and demand, what the current market conditions are, who your target customers are, what the competition is doing and how to properly advertise your product.  Without taking a crash course in economics, here are a few tips to help you move your "product" during a slowing market.

 

Target Your Customers

Who is your target customer?  This all depends on the product (house) that you are selling and your target buyer may actually be a combination of different types.  No 2 buyers are the same, but most can be summed up as (1) first time home buyers, (2) move up buyers (looking for a larger home), (3) down sizing buyers (looking for a smaller home), (4) relocating buyers and (5) investors.

Target your customer!

  • A house in an up and coming or trendy neighborhood may appeal to home buyers that are willing to see beyond the updates that need to be made or the community services that may not have made it to your neighborhood yet.  It may not appeal to buyers ready to downsize or that have already improved a home in the past and don't want to deal with renovating or updating another property.
  • A house in need of extensive repairs and updates may appeal to an investor who is willing and able to do renovations and then resell or rent the property, but may not appeal to first time home buyers looking for that perfect, move in ready first home.
  • A condominium or townhouse may be ideal for down sizing buyers but not for move up buyers.
  • A house in an area with large lots may not appeal to people who do not want to take the time to maintain a yard or an existing garden.

Knowing who is most likely to be interested in your home can help keep you from taking it personally when it is not the right fit for a potential buyer.

 

Competitioncompetition

In any business, you need to be aware of what competition you are facing for your target customers.  If you plan to go into business and sell the same product that several other businesses are already marketing, you need to do a little research.  As a home seller, you need to consider:

  • How many similar homes are for sale in your area?  If you live in a subdivision with a limited number of floorplans and a large number of homes for sale, remember that the buyer has many choices - your home is not the only product on the market.  Consider how you can make yours stand out from the others, whether it is price or condition.
  • What price range is the competition in?  This will give you a starting point to ensure you can be competitive in the market.  It is always better to be the best value in a neighborhood.
  • What condition is the competition in?  Homes that have been well maintained and updated will always be the first to sell.
  • Are your competitors offering discounts?  Consider offering assistance with closing costs or paying the first year of home owners insurance for the buyer.
  • Is your competition giving better customer service?  Make it easy for potential buyers to see your home!  If you only allow showings every other Thursday when the moon is full, you can count on being in business (on the market) for a looooong time.

Advertising

What are the best methods of advertising to reach your target customers?   This is not a multiple choice question.  In today's Web 2.0 world, the very best method to reach the largest number of buyers is, hands down, virtual advertising.  When making any major purchase, most buyers begin their search on the internet, weeding through what they like and don't like based on the quality of information and pictures provided online.  Your agent should have an internet marketing plan that goes beyond the tired, old company website and includes virtual tours, virtual advertising, multiple photos and placement in the top search engines.

 

 

 

Supply and Demand/Current Market Conditions

You need to realize as a business owner (home seller) is that market conditions are out of your control.  You have no control over the number of competitors (other homes for sale) that you are facing in the marketplace.

The things you DO have control over are:No sale

  • PRICE.  If you live in a JC Penney neighborhood, you cannot price like Saks Fifth Avenue.  The buyers who are looking for Saks are not looking in your area.  The JC Penney buyers will quickly pass you by based on your price alone.  Pricing your product correctly is the most critical part of your business!  Let me say that again...pricing is the most critical part of your business!  Too low and you have left money on the table...too high and you will never get to the table.
  • CONDITION.  Take the time to make your product shine.  Clean, paint, clean some more, declutter, clean some more, spruce up the garden and then clean some more.  When buyers are choosing between two similar properties with similar prices, homes in better condition will win every time.
  • TERMS OF SALE.  This goes back to customer service.  Are you willing to provide assistance (if needed) to the purchaser?  Be flexible in closing dates, if possible.  Don't let something small in the overall scheme of things, like a refrigerator, derail your entire sale.
  • CUSTOMER SERVICE.  Your product cannot sell if your store is not open.  Make your house easy to show.  Keep beds made, dishes out of the sink and be "on alert" for showings at all times.

 

When you treat home selling like a "business" and start to think like a "customer", you'll be having that Going Out of Business Sale sooner than you think.

Selling Your West Bank Home? How a Price Change May Help.

What's your market like?

As we come to the end of the year, many sellers on the West Bank are trying to determine if and when they should adjust the price on their homes for sale. Your REALTOR®, I'm sure, has provided you with an updated market analysis of the sales prices in your particular neighborhood. However, have they provided you with an absorption report?

An absorption report is a tool used to determine trends in your market.

  • How many homes are for sale in the area? Note: Homes listed with an agent only - For Sale by Owners are not included in these reports.
  • How long is it taking them to sell?
  • How many have sold in the last 90 days?
  • What price ranges are selling fastest?

It is basically a bird's eye view of the supply and demand in your real estate market and is a way to do a spot check of current market conditions. Remember, an absorption report is only a snapshot of the current market and the percentages change each time a new listing comes on the market or an existing listing sells.

Dinner and A Movie in Algiers

Winter, such as it is in New Orleans, is creeping up on us.  Daylight savings time has ended and the days are so much shorter.  When it's dark by 6:00 pm, I feel like the day is over and I just don't want to do much of anything.  Movie

 

Sometimes you just want to curl up on the sofa with a loved one and watch a movie.  Either the latest Hollywood hits on DVD or those old faithfuls...you know, the movies that are guaranteed to bring a smile to your face or a tear to your eye.  In Algiers, the only movie rental place to see and be seen at is Blockbuster, located in the Village Aurora Shopping Center at 4100 General de Gaulle.  Blockbuster has something for everyone, including all of the popcorn, candy and sodas you would find at the theatre...but at a much better price.

 

Who needs to cook?  With so many dining options, before you choose your evening movie entertainment, stop in and grab a bite at one of the many restaurants in Algiers.  Dine in, take out or even delivery for those ordering a pay-per-view or watching a classic from your video collection.

  • LAN's Palace Chinese Restaurant  3439 Kabel Drive.  Traditional Chinese and Vietnamese cuisine. 

 

  • Chubbie's Fried Chicken  4850 General Meyer   Without a doubt, some of the best friend chicken on the West Bank!  Get there early, though.  Chubbie's is only open 11 am - 6 pm weekdays.  The chicken and po-boys are worth planning ahead for.

 

  • Rendez-Vous Cafe  3001 General de Gaulle  A fairly new entry into the Algiers dining scene, Rendez-Vous serves breakfast, lunch and dinner.  Convenient location to stop in when coming home from the East Bank.

 

  • PJ's Coffee & Tea Company  4100 General de Gaulle (Village Aurora Center)  Make sure you don't wear your grubbies...you are sure to see someone you know!  Free Wi-Fi available here.

  • The Bar B Q Place  4100 General de Gaulle (Village Aurora Center)  One of my new favorite restaurants, the owner Rusty is on site.  Tell him hi for me!  psst..it's not bbq, but try the grilled tuna - it's fabulous!

 

  • Dry Dock Cafe  133 Delaronde (Algiers Point)  Literally steps from the Algiers Ferry Landing, this is a local favorite.  Try the Best Bank Burger.

 

  • Dimartino's Famous New Orleans Muffuletta's  3900 General de Gaulle  A New Orleans original, my favorite is the roast beef po-boy.  Messy, but well worth it.

 

  • Mandarin House Chinese Buffet  3400 Holiday Drive   Reasonably priced, kid friendly, all you can eat Chinese buffet.

 

 

  • Zack's Famous Frozen Yogurt  4100 General de Gaulle (Village Aurora Center)  Located just a few steps from Blockbuster, making it easy to grab a cone before you head home.

Santa Hits the West Bank at Oakwood Center

Santa Claus 

As a little girl, I loved putting on my Christmas dress, pulling up my tights, strapping on my shiny new patent leather Mary Janes and standing in the line to visit Santa Claus.  While my younger sister was terrified (and cried every year) I couldn't wait to jump up on his lap and whisper in his ear all of the things I was longing to find under the tree on Christmas morning.  Oh, please...I want a Barbie...and some roller skates...and a new bike...the list went on and on.

 

It brings back so many memories to look at those old photographs that Mom had to order....we were so impatient waiting for them to arrive in the mail.  Did we smile?  Were the tears still in my sister's eyes? 

 

Flash forward...in 2007 you can get your digital photos with Santa printed while you wait and even pick up a CD of your pictures that you can share with your family and friends across town or across the country the same day.  Are you ready for this year's Santa pictures?

 

On the West Bank, Santa has taken up residence at Oakwood Center Mall in Gretna.  He is available for photos through Christmas Eve during regular mall hours.  You can even get a free photo on CD with a picture package purchase through December 6, 2007.  While my kids have outgrown the annual picture pilgrimage, it brings a smile to my face to see all of the moms and dads standing in line.  There's still that one that cries...

Turkey Bingo in Algiers Point

 

Turkey BingoOur friends with the Sunshine Club of Algiers will be having their annual Turkey Bingo Tuesday Night, November 20, 2007.   What the heck is Turkey Bingo, you ask?  It's the same as a regular bingo game, but when that lucky winner yells "BINGO", instead of cold, hard cash.....they win a turkey!  Disclaimer:  the turkey is NOT cooked...we can't do everything for you!

Turkey Bingo will start at 7:00 p.m. at Holy Name of Mary School at 502 Olivier Street in Algiers Point. 

  • Bingo cards are only $1.50 each
  • Children are welcome to join in the fun
  • Food, sweets and drinks will be available for sale
  • A raffle will be held

This event is a fundraiser for a great cause.  The Sunshine Club hands out food baskets for the needy in Algiers during the holiday season, amongst all the other things they do as volunteers in their lives.... please try to make this worthwhile event!  If you are a Turkey Bingo winner and already have your Thanksgiving bird picked out and defrosting in the refrigerator, please consider donating your turkey to a less fortunate family.
