Louisiana Citizens Assessment Refunds - Get Yours Today!

Attention Louisiana Homeowners!

 Did you pay an "Assessment of Louisiana Citizens Insurance" fee when you renewed your homeowners insurance?  Everyone who paid this assessment is eligible for a refund of this fee.  Here's how to get it:

Go to the Louisiana Department of Insurance website at http://www.ldi.louisiana.gov/ and click on "Louisiana Citizens Insurance Tax Credit" on the right side.  Find and print the form titled "R-540INS".  Your refund request must be on this form or it will not be processed.  Send the completed form back to the LA Department of Revenue for your refund.

Fall open houses - New Orleans area high schools

 Fall is almost upon us in the New Orleans area.  Residents are waiting for that first glimpse of cool, crisp weather when all you can think about is going outside and enjoying all that nature has to offer.

Fall in New Orleans is also the time when metro area students begin to visit the various Catholic high school open houses.  These open houses are designed to give prospective students an opportunity to tour the campus, meet faculty and current students and get a feel for how they would fit in at that particular institution.  Usually, the various extra curricular clubs and athletic organizations have tables set up offering information on their programs.  Parents are encouraged to bring their children to tour as many campuses as possible in order to make an informed choice in schools.

Getting Ready to Sell - Home Staging Tips Part III

This is the third in a series of things to do to get your home ready to sell.  If you missed them, the previous posts were:

•·         Decluttered every inch of your home

•·         Started pre-packing for your move

•·         Cleaned, cleaned, and cleaned some more

•·         Made any necessary repairs

•·         Repainted any rooms that needed to be freshened up

So here we are...the final step to getting your home ready to sell.  Staging.

Home staging is the art of preparing your home to make it look the best it can before putting it the market to be sold.  In a nutshell, you want to accentuate the positive points in your home and downplay any negatives.

 Arrange each room to show its function and focal point

A dining room should be a dining room, not an office, not a playroom, not a catch all spot.  It should allow the buyer to feel as if they have found the perfect place to sit down to dinner.  Place a nice centerpiece and set the table.  

The same rules apply to every room in your home.  Bedrooms are for sleeping and should not have exercise equipment in them.   Do you have a fireplace?  If so, you've got a built in focal point and all of the furniture in the room should be arranged to call attention to it.  Have a great view from a window?  There's your focal point for the room.  Draw the buyers in and make them want to stay.  They won't buy a house that they cannot picture themselves living in.

The finishing touches

 When you think a room is complete, take a picture from each corner and from the doorway.  Review the photos with a critical eye for detail.  Is there something you overlooked that jumps out when viewed through the lens of a camera?  A little clutter left on a desktop?  Too much stuff still on the kitchen counters?   The pictures that your agent takes and posts to the MLS and the internet are the world's first glimpse into your home.  Be sure they make them want to see more!

Let your nose be your guide.  Your home should smell clean and fresh.  Avoid cooking anything with a strong odor such as fish or cabbage while your house is on the market.  If you are a smoker, do NOT smoke in your house.  You may not smell the lingering odor of cigarettes, but non-smokers certainly will and it can be a real turn-off to a potential buyer.

Ready for that first showing or open house?  Take the time to add some fresh flowers to your foyer or entryway.  It's a pleasant way to greet the people visiting your home and can make a great first impression.

Turning Tenants into Home Owners

Westwego to offer home ownership opportunity for renters

 The Times Picayune today published an article about a project being funded by several public and private agencies that will give low income families an opportunity to become home owners through a long term lease purchase agreement.  The first homes in the Claiborne Homes I subdivision are expected to be complete by the end of 2007.  Read the complete article here.

It's always exciting to see more families have the opportunity to own their own home.  Besides the personal benefits of home ownership to the individual, there are benefits to the community in the form of an increased tax base and the potential for increased involvement in the school system, elections and other area activities. 

My concern about this project is the amount of time tenants must rent before being allowed to purchase - 15 years!  That's a very long time to remain a tenant in the same location.  I wonder how many tenants will actually become home owners under this scenario.  The intentions of the agencies are good, but will it work in the long term?

Fall gardening in New Orleans

I don't know about you, but the dog days of summer have about done me in.  Temperatures in the 90s, Fall leaveshigh humidity and almost daily thunderstorms.  It really makes me look forward to the arrival of fall and cooler, fairer days.  Although we don't really begin to see fall weather in southeast Louisiana until the end of October, I thought it was a good time to remind everyone about fall lawn and garden care.

 

 

 

Right now is the perfect time to prune your roses!  Pruning roses encourages new growth and more blooms and helps to give the plant a pleasing shape.  Your cuts should be at a 45 degree angle and above a bud.  Don't forget to wear gloves when pruning.

 

 

St. Augustine grass usually looks a little brown and tired through the winter.  The beginning of October is a great time to overseed your lawn with winter rye seeds.  The seeds will need to be watered for the first week or so to ensure germination, then watch your yard become the envy of the neighborhood as it stays a beautiful, lush green through the winter.

Clean up your garden.  Pull out dead/dying plants, weed thoroughly and apply a new, thick layer of mulch.  This is also the time to begin to plan for next year.  Do you want to add lighting?  Create a new landscaping plan?  Take the time to plan now and you will have it all mapped out by the time spring rolls around.
