January saw 1 single family home sale in Belle Chasse, the slowest January since we started tracking sales in 2004. With only 1 sale, the average days on market has little meaning. I can tell you that of the currently active listings, the average days on market is 170, so Belle Chasse seems to be slowing down. We won't know that for sure until we see another couple of months of data for comparisons.

Belle Chasse ended 2009 with a total of 67 homes sold, down 11.8% from the number sold in 2008.  

How does Belle Chasse compare to the rest of the New Orleans West Bank?

Those 67 sales made up 4.7% of the West Bank real estate market in 2009, down slightly from 4.9% of the 2008 sales.  What does this mean?  Belle Chasse is staying steady in it’s command of market share.   Sales are taking slightly longer (note the average days on market), due to the fact that the higher average price ranges mean a smaller pool of qualified buyers.

Some other items of note

  • Despite the national news, bank owned properties are rare in the area, with only 4 foreclosure sales in Belle Chasse in all of 2009.
  • 15% of the 2009 home sellers provided some sort of closing cost assistance to the buyers
  • Conventional financing continued to capture the lion’s share of the market in 2009

Don’t let that big jump in the average sale prices in December fool you!  2 of the 4 December sales were of high end properties – one for $650,000 and another for over $1 million – that pushed that average way up.  Instead, look at the year to date average home sale price in Belle Chasse of $301,840 to get a better idea of what the market is doing.

While the 2009 average was down from the previous year, homes prices are still substantially above that of any other West Bank community.  Unless you purchased your home in the last year or two, you have more than likely experienced an increase in equity.

Belle Chasse ended November with 7 homes sold, bringing the year to date total to 63 (down from 71 at this time last year).  The 7 month supply of homes for sale is only slightly above a balanced real estate market, good news for sellers in the area.

The average days on market has bounced around from month to month, but is currently running around 120 days from the time a home comes on the market to when it receives an acceptable offer.   There will always be those that run higher or lower than the average, especially in the higher end price range that takes longer to sell.

Home sales in Belle Chasse continue to hold steady, with 6 homes sold in October. This brings the year to date total number of single family homes sold to 56, compared to 66 at the same time in 2009. With 9 homes currently under contract, it looks like we will end the year with about 10% fewer sales than last year. Financing choices continue to be spread out, with 2 FHA sales, 2 conventional sales and 2 cash sales recorded in October.

Interestingly, VA loans have been used in only 17.8% of Belle Chasse home sales this year, despite the fact that NAS JRB New Orleans is located in the area. More than likely, it is because the majority of incoming military families are looking for housing that is a little more affordable than that offered in the Belle Chasse community.

While there was a spike in the average sale price in October due to a $975,000 sale, the year to date average of $273,742 is down 17.45% from 2009. The good news is that the year to date average is well above that of 2005, so unless you purchased your Belle Chasse home in 2006-2008, the odds are good that you have increased your equity in your home.

Home prices in Belle Chasse have dropped significantly from 2008 to 2009 (21%), ending September with an average home sale price of $262,411, reversing the increasing prices the area has experienced for the last few years.  However, unless you purchased your Belle Chasse home in 2006-2008, the odds are good that you have still seen an increase in the amount of equity you have in your home.

Belle Chasse ended July with 3 homes sold, bringing the year to date total to 36 homes sold in 2009 (down from 50 sales at the same time last year).

Conventional financing ruled July – all of the sales were to buyers using conventional loans, which means they had to have at least a 10% down payment.  These are strong buyers that are choosing homes in the $300-$400k price range which currently accounts for about 21% of the Belle Chasse real estate market.

The drop in the number of sales pushed the absorption rate up from 7 months to 17 months, showing what a delicate balance there is between supply and demand in today’s market.

The average Belle Chasse home sale in July was for $330,833, while the 2009 year to date average is $269,336, down almost 19% from the 2008 average.  While the average list price is skewed by that one listing for $1.7 million, the median list price (half of the homes are priced lower, half are priced higher) is still higher than what the average Belle Chasse home buyer is spending.

  • Seller concessions – 2 sellers paid for home warranties and 1 seller provided $10,000 in closing cost assistance to the purchaser

Buyers in Belle Chasse continued to choose newer construction in April, with 4 of the 5 homes sold less than 10 years old. Sellers of older homes might consider some small updating or renovation projects to make their homes more competitive with the “younger” homes on the market.

The average home sale price in Belle Chasse dropped from March to April, bringing the year to date average to $265,006, down about 20% from the 2008 average. Sellers would be wise to review their pricing, since 35 of the 55 homes for sale are priced above the average.

Luxury homes will always take longer to sell, but if your house is in the $275-$300k range, consider how much it will cost you to hold out for a higher price vs the immediate gain of a sale at a slightly lower price.

Sunday on the West Bank at the 2009 N'Awlins Air Show

We spent Sunday in Belle Chasse at the 2009 N’Awlins Air Show and it was AMAZING!

I haven’t been to an air show since I was in high school and wasn’t quite sure what to expect. We started out early in the morning, stopping for breakfast before heading over to NAS JRB New Orleans. Even before 9 am, people were streaming through the gates and spreading out over the huge area next to the runway that the show took place on.

The Virtual Army Experience was on hand, so we all signed up for our “mission” and took our places in a Humvee. Virtual reality took over and we were transported right into another place and time – charged with taking out the enemies along the way. If being in combat is even a half a hair as loud and confusing as this was, we should all shake the hand of the next soldier we meet. (Actually, you should probably do that anyway)

After the VAE, we took a walk around the grounds, exploring all of the displays and meeting the proud men and women who were showing off their planes, jets, helicopters and more. There were so many different planes and jets display that I don’t know the names of, but here are some photos I took along the way.

The weather was slightly overcast and very windy, so the planned paratrooper jump was taken off of the schedule, but all of the remaining acts were top notch. There were acrobatic displays where the pilots made planes do things I didn’t think were possible. Just watching some of the stunts made my stomach drop, so I’m not sure how they managed to do it all without losing their lunch…

Then came the Raptor with an incredible display of speed and stealth. This jet moved so fast that it was past us before we ever heard the booming sound of the engines…

The main attraction for many at the show, however, was the appearance of the Navy Blue Angels. The jets were lined up along the runway all day…just waiting for the appearance of the 6 pilots who were the closing act of the air show.

Finally, the time had come…

Precision was evident from the moment they stepped onto the runway, lined up and walked in unison, each pilot breaking off to climb into his jet. Wheel blocks were removed from each plane at the same time, and the crew that was assisting them continued the precise execution of every move.

My hat is off to these talented pilots and I want to thank everyone who worked so hard to put on this year’s show. Since there is no show scheduled for 2010, I consider myself lucky to have been able to spend such a glorious day on the West Bank taking part in it.

Year to date, there have been 10 homes sold in Belle Chasse, compared to 23 at this same time last year.  New and newer construction is moving much faster than older homes, with the homes sold in March all coming in at or under 7 years old.

The average home sale price in Belle Chasse for March was $388,066 (a reflection of the fact that these were all newer homes).  Year to date, the average sale price is $257,670, significantly below the 2008 average.  However, with the most active selling months just ahead of us, I would anticipate that the average sale price will increase. 

An important factor to remember when selling your Belle Chasse home is that appraisers are reviewing comparable sales for the last 90 days only, which could have a negative impact on your value.  If you are selling a unique property, it would be worth the $300-$400 to have it appraised before setting your list price.

I’m still recommending pre-inspections of homes as well – buyers are looking closely at condition and are not afraid to walk away from a property that needs a lot of repairs.

Belle Chasse is starting 2009 off a little slower than last year, with 7 sales so far compared to 15 at this same time in 2008.  The 7 homes sold this year were on the market for an average of 156 days, compared to the average of 106 days in February 2008.

I still anticipate an increase in the number of sales during the peak selling season of spring and early summer as more incoming transfers to NAS JRB New Orleans arrive and choose a place to live, with Belle Chasse always being among their top destinations.

Belle Chasse remains one of the few communities in the metro New Orleans area that still qualifies for 100% USDA financing, allowing home buyers to get moved in without as much money out of their pocket.  (Ask us about lenders who offer this financing)  Insurance costs continue to remain a factor for many buyers, since Plaquemines is a coastal parish and the rates can be substantially higher than many surrounding towns.
